The plat includes <br /> 55 single-family homes and proposes 4.02 acres of park land. This is anticipated to be combined with <br /> 2.07 acers from the Miske Meadows development directly to the east, creating a proposed 6.09 acre park. <br /> Park Area <br /> The proposed River Park 4th Addition now directly impacts the proposed park land,which results in the <br /> need to look more closely at the proposed park area. Park dedication for the original River Park <br /> development platted in 2004 was approved to be a combination of land (4.7 acres, as shown on the <br /> exhibit titled"2004 Preliminary Plat") and cash. At this time,the city has not received any of the <br /> dedicated 4.7 acres of land located at the south end of the overall development. Land and cash will <br /> continue to be collected as phases are developed. With future development of the property to the south <br /> of this area,additional land is anticipated to be obtained to create a larger overall park. <br /> The River Park 4th Addition proposed park area deviates from the 2004 preliminary plat. On the 2004 <br /> preliminary plat, the development provided more public street frontage (Ivanhoe and 187th Lane) for the <br /> park. This can be seen on the exhibit titled"2004 Preliminary Plat". The 2004 preliminary park was <br /> more rectilinear in shape compared to what is being proposed in today's application. The proposed park <br /> area today now has approximately 1.1 additional acres that extends north behind approximately one <br /> dozen homes. The applicant indicated the additional park area allows for variations in facilities and to <br /> accommodate the ponding that the park design will cause. It is unclear to staff what facilities and <br /> ponding will be accommodated. A common issue the city has dealt with in regards to pockets of park <br /> land located directly behind homes is backyard creep,which occurs with home owners slowly expanding <br /> their landscaping into the park. <br /> The finished grading of the current proposed park and the surrounding property has not been defined <br /> with any certainty at this time. <br /> r <br /> e—MEI 11 <br /> Template Updated 4/14 <br />
