The project also includes portions of the existing Yale
Court cul-de-sac and the common lot owned by the townhome association north of the project. The
proposed site features also extend north of the building on to what is Yale Court.
Modern Construction espouses a focus on quality, environmentally -friendly buildings with many of their
projects receiving high rankings for energy efficiency and sustainability.
The project incorporates green building techniques, green roof agriculture, running tracks, and active uses
to promote healthy living for the residents. Mr. Hartung also owns 11 acres along the river, below the
Yale Court property, that has the opportunity for use as a park (public or private) and geothermal.
Analysis
Land Use and Zoning
The property is currently zoned Planned Unit Development (PUD) and is part of the Mississippi Ridge
development.
