<br />Request for Action <br /> <br /> <br />To Item Number <br /> <br />Mayor and City Council 7.2 <br />Agenda Section Meeting Date Prepared by <br /> <br />Public HearingFebruary 16, 2016Chris Leeseberg, Senior Planner <br />Item Description Reviewed by <br />Ordinance Amendment to Rezone Property from Zack Carlton, Planning Manager <br />R1c to R1a, Single Family Residential, 19640 and <br />Reviewed by <br />19660 Proctor Road <br />Cal Portner, City Administrator <br /> <br />Action Requested <br /> <br />Adopt, by motion, an ordinance to rezone certain property from R1-c to R1-a for the following reasons: <br /> <br />1.The rezoning is consistent with the City of Elk River Land Use Plan adopted as part of the City <br />of Elk River Comprehensive Plan. <br /> <br />2.The subject area is outside of the Urban Service District which does not support R1-c <br />requirements. <br /> <br />Background/Discussion <br /> <br />Staff was contacted by a property owner in the subject area regarding the size of an accessory structure <br />they could build on their property. When researching the answer, staff identified an error on the zoning <br />map. The subject properties are currently shown as R1-c but are 2 ½ acres or larger in size and are <br />outside the Urban Service District (USD). These criteria reflect those of the R1-a zoning district. <br /> <br />Upon reviewing the archived zoning maps, somewhere between 1989 and 1996, the subject property was <br />changed from R1-a to R1-c. It is unclear why this was done. <br /> <br /> <br /> <br /> <br /> <br />
