Applicable Regulation <br /> <br />In reviewing a proposed amendment, consideration shall be given to existing conditions within the area directly and indirectly <br />affected by the proposal, the conservation of property values, the use to which the property affected is being devoted at the time, <br />and relevant provisions, if any, in the land use plan. <br /> <br />The purpose of the Comprehensive Plan is to establish a framework and expectations as to the future use <br />of land. The plan guides the properties for residential uses and is outside the (USD). <br /> <br />The surrounding properties within a half mile of the subject properties are guided per the Comp Plan for <br />residential uses and are zoned residential. Some of these properties are in the USD and some are not. <br /> <br />In the review of the standards for a Zone Change as outlined, it appears that the request is consistent <br />with all of these standards. <br /> <br />Staff recommends the properties be rezoned from R1-c to R1-a to bring them into alignment with the <br /> <br />Comprehensive Plan. <br /> <br />Planning Commission meeting summary <br /> <br />No one spoke for or against the request at the public hearing.
