Ach, City Planner <br /> DATE: February 14, 1996 <br /> SUBJECT: Agenda Items <br /> 1. Lafayette Woods Preliminary Plat - Case P 95-2 <br /> This proposed project was reviewed by the Park and Recreation <br /> Commission last year. The recommendation at that point was to accept <br /> the land dedication of approximately 30 acres along the north end of the <br /> plat. This large open space area has a potential to serve as an open <br /> • space/trail corridor to connect with the city trail on the west and the <br /> Highland Avenue corridor to the east. <br /> As this project worked its way through the Planning Commission and City <br /> Council, interest was expressed in trying to receive a combination of both <br /> land and cash as part of this development. Staff had met with the <br /> developer to discuss a land and cash contribution. The result of this <br /> meeting was to give partial credit to the large land area dedicated on the <br /> north, due to the extreme slopes and wetland conditions that exist and <br /> assign credit to basically a corridor that could be utilized for trail purposes. <br /> This land area amounted to approximately 50% of the park dedication <br /> requirements; therefore, the balance which would be paid in cash, came to <br /> an amount of approximately $53,000. <br /> In addition to this change in the park dedication requirements there were <br /> also a few additional improvements the developer had not anticipated, one <br /> of which was a sidewalk along the main road bisecting the development. <br /> With these additional costs, the developer has proposed to extend the <br /> northerly cul-de-sac in the plat to create an additional seven lots to help <br /> offset some of these costs that have been incurred through the process. <br /> • <br /> 13065 Orono Parkway • P.O.
