Ach, City Planners „/ <br /> DATE: January 17, 1996 <br /> SUBJECT: Items for Park & Recreation <br /> Commission Agenda for January 17, <br /> 1996 <br /> Preliminary Plat for Ridgewood Hills- Case No. P 95-9 <br /> This preliminary plat is located just west of Jarvis Street along the 216th <br /> Street alignment. It is a plat within the A-1 (Agricultural) District, where <br /> either 10 acre minimum is required or a density of 4 per 40. The project area <br /> is 110 acres in area which, according to the density, would allow 11 single <br /> • family lots. <br /> Action Requested <br /> The Park and Recreation Commission is asked to make a recommendation on <br /> the park dedication requirements for this proposed preliminary plat. <br /> Preliminary Plat for Oak Creek Estates- Case No. P 95-8 <br /> This proposed preliminary plat is approximately 17 acres in size and consists <br /> of 41 single family lots. Access to the plat is off of County Road 1 with <br /> connections to other residential streets being made to the north and south at <br /> a later time as those parcels develop. Staff discussed with the developer the <br /> possible need for a trail corridor through the plat to complete the connection <br /> from Meadowvale Heights to the City railroad trail. The developers are <br /> illustrating a 20 foot corridor along the south side of their property which <br /> could be used for trail purposes. This corridor would line up with the trail as <br /> it leaves Meadowvale Heights at the northeast corner. Upon further review, <br /> it appears to be more appropriate that any trail crossings of County Road <br /> No.1 occur at identified intersections to further ensure safe crossing of <br /> pedestrians. Therefore, the trail leaving Meadowvale Heights could follow <br /> County Road 1 south to the proposed access to the plat and proceed east <br /> • along a future road alignment.
