with the City's sewer and water easement, extending further east to <br /> Meadowvale school property and ultimately the City trail. This corridor may <br /> provide for the most logical link. The wastewater treatment supervisor had <br /> no problem with a trail occurring within the drainage easement; in fact, <br /> expressed some benefits of the trail as a means of access in the event any <br /> service needed to be performed on the sanitary sewer line. <br /> Action Requested <br /> The Park and Recreation Commission is asked to consider the park <br /> dedication needs for this preliminary plat and if the trail corridor does not <br /> directly impact this plat, the Commission should continue to consider the <br /> ultimate plan for the trail extension from Meadowvale Heights toward the <br /> City trail. <br /> Concept Plan for New Commercial Development North of Sax Foods <br /> Staff has been meeting with the developers proposing to extend the <br /> commercial development north of Sax Foods along Highway 169 between <br /> 193rd and 197th. This development will include approximately 266,000 <br /> square feet of commercial space along with the extension of a frontage road <br /> • and other necessary road improvements to serve the development. The <br /> commercial development as proposed will require some modifications to the <br /> residential plans for Hillside Estates that were presented to the Park and <br /> Recreation Commission a couple years ago. With this commercial project, the <br /> Park and Recreation Commission should re-evaluate the park, trail and open <br /> space needs for this entire planned unit development (Hillside Estates). The <br /> developers will be in attendance at Wednesday night's meeting with a large <br /> working drawing of the development, along with the new commercial <br /> development to discuss park requirements and trail connections throughout <br /> all of Hillside Estates. <br /> Requested Action <br /> The Park and Recreation Commission is asked to consider the revisions to <br /> the Hillside Estates Planned Unit Development and new commercial project <br /> to formulate some recommendations on park dedication and identify <br /> necessary trail corridors that can be incorporated with the proposed planned <br /> unit development. <br /> • <br /> s:p&r:01-17memo <br />
