Based on a review of the information, St. Cloud <br /> must be in the process of establishing a new or revising an old policy. Very little <br /> information was useful for the discussion of fee amounts. Attached is a comparison of <br /> land dedication amounts that the Commission may find useful. <br /> It is my understanding that the park dedication fees were recently increased to the <br /> current level. As with any expense, costs will go up with inflation each year. In good <br /> markets, as the current labor market, costs have increased dramatically due to labor <br /> cost as opposed to material cost increases. The Commission may want to consider a <br /> policy in which the fees are increased a minimum of 5% or to the next even $100 <br /> increment each year or every other year. For the current fees, the park fee would <br /> increase to $1,155 or $1,200, depending on what the commission selects. Trail fees <br /> would increase to $210. Or they could be considered together, in which case the <br /> increase would be to $1,365 or $1,400. There is any number of variables to consider, <br /> but they should be increased slightly on an annual basis in order to continue to cover <br /> costs. The Commission, at an annual review of fees could recommend a larger <br /> increase based on changes in market, park development goals, or other factors. <br /> • <br /> 13065 Orono Parkway • P.O.
