Preliminary Plat to create 26 buildable lots (27 lots will be created, however, a house <br /> exists on the property). <br /> 2. Rezoning to Planned Unit Development. <br /> 3. Conditional Use Permit for site plan approval. <br /> • Location <br /> 200th Avenue and Tyler Street <br /> Attachments <br /> • Location Map <br /> • Preliminary Plat <br /> • Preliminary Grading Plan <br /> Analysis <br /> The subject property is approximately 75 acres in area, stretching west from Tyler <br /> Street to Trott Brook on the east. Located in the southwest corner of the site is a Type <br /> Ill, open water, DNR-protected wetland. Trott Brook runs parallel and on the east <br /> property line. There are a number of treed and wetland areas on the property, and a <br /> portion of the property has been used for agricultural purposes. <br /> The applicant first considered developing this property under the proposed cluster <br /> ordinance that the City is developing.
