Memo to Park and Recreation Commission/Preserve Estates <br /> August 3, 1999 <br /> Page 2 <br /> Under the DNR PUD regulations, the applicant is devoting 50% of the site to open <br /> space, identified as Outlots A and B on the preliminary plat. The development will be <br /> placed into a homeowners association, therefore each property owner will own 1/27 of <br /> the open space. A private trail will meander through both Outlots as indicated on the <br /> preliminary grading plan. Staff is recommending to the developer that a trail corridor be <br /> established between Lots 3 and 4, Block 2 instead of an easement along the property <br /> lines. <br /> This property is outside of any Park Service Area. There is a park west of Knollwod <br /> West Second Addition, however, there is no logical way to connect the park with this <br /> property. No land is proposed to be dedicated as part of this development, however, <br /> park dedication fees will be collected. <br /> Recommendation <br /> Staff recommends that the Park and Recreation Commission concur with the following: <br /> 1. NO LAND IS REQUIRED TO BE DEDICATED AS THE SUBJECT PROPERTY IS <br /> OUTSIDE OF ANY PARK SERVICE AREA. <br /> 2. THE DEVELOPER SHALL PAY PARK DEDICATION FEES AT A RATE OF $1300 <br /> PER NEW LOT (26) FOR A TOTAL OF $33,800. <br />
