Land Use Cases: 1. Trott Brook Farms To date, we have not been able to establish a meeting on site to review the park location and condition. We continue to try to schedule this. An update to the park dedication fees that are to be paid by the developer: the developer is paying $900 per unit for 600 units ($540,000 in land and cash); in the future, if there are more units built over 600, those units will pay whatever the current park dedication fee is. 2. Elk River Country Club Land/Easement Exchange, Building Location The surveyor for the Elk River Country Club has identified the easement area for the winter ski trail use. The total easement area to be dedicated to the City will be 62.22 acres, and will extend approximately 885 feet into the eastern portion of the golf course. An additional .86 acres of easement will encompass the entry road to the new maintenance building. The land exchange is approximately the same (1.2 acres of park for 2.82 acres of golf course). After much discussion regarding the location of the road after the last Country Club Board meeting, it was agreed to leave the road in the location previously reviewed by the Park and Recreation Commission members (map attached). The Planning Commission will have reviewed the final plan at its July 13, 1999 meeting, with Council review on July 19, 1999. A landscape plan has been submitted as part of the development plans, and the road will be paved to the crest of the hill, with the remainder remaining gravel. 13065 Orono Parkway • P.O.
