Land Use Cases: <br /> 1. Trott Brook Farms <br /> To date, we have not been able to establish a meeting on site to review the park <br /> location and condition. We continue to try to schedule this. <br /> An update to the park dedication fees that are to be paid by the developer: the <br /> developer is paying $900 per unit for 600 units ($540,000 in land and cash); in the <br /> future, if there are more units built over 600, those units will pay whatever the current <br /> park dedication fee is. <br /> 2. Elk River Country Club Land/Easement Exchange, Building Location <br /> The surveyor for the Elk River Country Club has identified the easement area for the <br /> winter ski trail use. The total easement area to be dedicated to the City will be 62.22 <br /> acres, and will extend approximately 885 feet into the eastern portion of the golf course. <br /> An additional .86 acres of easement will encompass the entry road to the new <br /> maintenance building. The land exchange is approximately the same (1.2 acres of park <br /> for 2.82 acres of golf course). <br /> After much discussion regarding the location of the road after the last Country Club <br /> Board meeting, it was agreed to leave the road in the location previously reviewed by <br /> the Park and Recreation Commission members (map attached). The Planning <br /> Commission will have reviewed the final plan at its July 13, 1999 meeting, with Council <br /> review on July 19, 1999. A landscape plan has been submitted as part of the <br /> development plans, and the road will be paved to the crest of the hill, with the <br /> remainder remaining gravel. <br /> 13065 Orono Parkway • P.O.
