Item #9.B.5. <br /> City of <br /> Elk -�-� <br /> River <br /> MEMORANDUM <br /> TO: Park and Recreation Commission <br /> FROM: Michele McPherson, Director of Planning <br /> DATE: June 13, 2001 <br /> SUBJECT: Concept Review of Elk River Station for Park Dedication <br /> Request <br /> The Commission is asked to review the preliminary plat of Elk River Station,a 450 unit <br /> transit-oriented mixed use development, for park dedication purposes. <br /> • Attachments <br /> • Location Map <br /> • Excerpt from Master Park Plan <br /> • Preliminary Plat - Elk River Station <br /> • Preliminary Grading Plan- Elk River Station <br /> Location <br /> 171' Avenue east of the railroad tracks, approximately 63 acres. <br /> Analysis <br /> The proposed Elk River Station is a mixed use planned unit development including <br /> commercial (retail and office) uses, 4 apartment buildings totaling 228 units, and 204 <br /> townhome units. The townhomes will be comprised of row townhomes and back-to-back <br /> townhomes. <br /> This project is unique in that it is intended to be focused on the Northstar Corridor Depot <br /> site located adjacent to the railroad. This proposal is termed a transit-oriented development, <br /> as it is compact, has a number of sidewalks, and areas of open space. It should be noted, <br /> • however, that many of the areas proposed to be open space are also being utilized for <br /> detention and retention ponds. <br />
