Memo to Park and Recreation/P 01-05
June 13,2001
Page 2
• Staff is requesting that the Commission review this proposal at the concept level and provide
direction to both the developer and staff regarding park dedication. If the Commission
desires land, the maximum required dedication is 6.3 acres(10%). Cash would be calculated
on both the commercial rate based on acres($3,000 per acre),and the residential rate($1,470
per unit). It would be possible to have a combined dedication of both land and cash as was
done for Trott Brook Farms.
The Master Park Plan does not indicate a park in this area at this time. This is due to the
fact that the land is currently guided both light industrial and low density(2-1/2 acre lot)
residential. Obviously, with the addition of over 400 living units on the property, recreation
amenities are a necessity.
The developer will be in attendance at the Commission's meeting to discuss the proposal
and explore options for park dedication.
Recommendation
Please provide staff and the developer direction regarding the park dedication requirements
for Elk River Station.
•
4111
S:\PLANNING\MICHMC\PARKNREC\P01-05.DOC
