Surface Water Management Fee for one lot in the amount required by the city at the <br /> time of final plat be paid prior to releasing the plat for recording. ($214 per lot, 2014 <br /> rate). <br /> 2. All appropriate grading permits must be obtained prior to commencing work on the <br /> site. <br /> 3. Grading and Erosion Control Plan be submitted and approved by the city engineer <br /> prior to the issuance of building permits. <br /> 4. Water Availability Charge be paid prior to releasing the plat for recording. <br /> 5. Park Dedication shall be provided in the form of cash for one (1) lot at the rate <br /> applicable at the time of Final Plat approval. <br /> 6. Any item or condition found that indicates the site is likely to yield information <br /> important to pre-history or history shall be reported to the city immediately. Further, <br /> the city reserves the right to stop work authorized in its approval until the site is <br /> appropriately investigated and work is authorized. <br /> 7. Service Connection Plan approved by city engineer. <br /> Background/Discussion <br /> Case No. P 14-03 —Public Hearing <br /> The applicant proposes to subdivide two lots into three residential lots. All lots meet the minimum size <br /> and frontage requirements. The new lot will be accessed from Holt/8"' Street. <br /> Planning Commission <br /> The Planning Commission reviewed this request at their May 27, 2014, meeting. They questioned if there <br /> were any safety concerns of the proposed lot being on the corner of Holt Avenue and 8"' Street. Staff <br /> indicated no concerns were raised during the staff site plan review meeting. <br /> The Planning Commission unanimously recommended approval of the preliminary plat. <br /> Public Hearing <br /> During the public hearing a property owner indicated that when they purchased their house, they were <br /> told that there was no access to the subject properties off of Holt Avenue and 8"' Street.
