The developer has not <br /> identified the number of units for the development, but it is anticipated to include both <br /> single family and townhome units. <br /> Attachments <br /> • Location Map <br /> • February 14, 2001 Staff Report <br /> • February 14, 2001 Minutes <br /> • Original Concept Map <br /> Location <br /> The parcel is located west of Waco Street and north of Pinewood Golf Course. <br /> Analysis <br /> George Sanford,representing S&Z Development,is revising the plat of West Oaks. As the <br /> Commission may recall, this was a mixed residential plat, which included single family <br /> detached and back-to-back and row style townhomes. The City Council denied the rezoning <br /> request for the project in May of 2001. The developer is considering revising the project to <br /> include traditional single-family detached homes and some type of townhome. <br /> It is assumed that the basic site constraints will remain the same. There is a large wetland <br /> complex traversing the site from east to west. An extension of 183`d Avenue from Big Lake <br /> Township to Waco Street will be required. Therefore, the loop road of Yankton/Xerxes <br />
