Memo to the Park and Recreation Commission/West Oaks <br /> August 14,2002 <br /> Page 2 <br /> Street will more than likely also be constructed, as depicted on the original development <br /> plan. Prior to the developer submitting a formal application,he is requesting direction from <br /> the Park and Recreation Commission regarding park dedication. The Commission <br /> recommended that the developer to pay cash and provide space for a private recreational <br /> facility within the development. <br /> The Commission has a number of options: <br /> (1) the total land area of the development site is 35 acres. A land dedication <br /> of 3.5 acres could be requested; <br /> (2) the Commission could request that the dedication be entirely in cash, <br /> however, there are no neighborhood recreational facilities within a <br /> quarter-mile of the development site. Recreational facilities in the nearby <br /> area include Lake Orono and Country Crossing Parks; or, <br /> (3) the Commission could accept partial land and cash credit. <br /> Staff suggests that a neighborhood park is needed, as the vacant land to the east will be <br /> developed for business park purposes and the distance to the adjacent park facilities is over <br /> 1.25 miles. A land dedication of 1.25— 1.5 acres would allow cash dedication of 50 percent, <br /> which would provide funds to build the park amenities within the neighborhood park. <br /> Requested Action <br /> The Commission is asked to give staff and the developer direction regarding the park <br /> dedication requirements for a revised West Oaks subdivision. <br /> S:\PLANNING\Case Files\West Oaks\P&R memo 8-14.doc <br />
