As a Conditional Use Permit is not a Building Perrnit, the applicant shall apply for all <br />required permits. <br />2. All exterior signage shall require a permit. <br />3. All exterior changes will require a permit and architectural drawings. <br />4. A 20-foot drive aisle must be maintained on the east side of the building at all times. <br />BACKGROUND/DISCUSSION <br />Mark Leadens currently operates Nature's Dry Cleaning on Freeport Street. He plans on relocating the <br />business to Dodge Avenue. His business model relies on earth friendlier materials versus those used by <br />standard dry cleaning. He plans to occupy the eastern 1,500 square feet of the building, and add a drive <br />through access for clothing pick up and drop off on the east side of the building. There is currently no <br />opening in this location. It appears that there is sufficient space for both the drive through aisle, <br />emergency circulation, and screening to accommodate the improvement with little impact on the adjacent <br />residential. <br />Planning Commission Comment <br />Planning Commissioners, at the public hearing on June 12, 2012, questioned the emergency access, the <br />screening, and the parking. Commissioners were comfortable with the proposal. <br />Public Comment <br />Staff received one call from an area resident regarding the request. This caller asked more specific <br />questions regarding the application.
