Surface water management fee for one lot in the amount required by the city at the <br /> time of final plat be paid prior to releasing the plat for recording. ($208 per lot,2013 <br /> rate) <br /> 2. All appropriate grading permits must be obtained prior to commencing work on the <br /> site. <br /> 3. Grading and erosion control plan be submitted and approved by the city engineer <br /> prior to the issuance of building permits. <br /> 4. Water availability charge be paid prior to releasing the plat for recording. <br /> 5. Park dedication shall be provided in the form of cash for one (1) lot at the rate <br /> applicable at the time of Final Nat approval. <br /> 6. Any item or condition found that indicates the site is likely to yield information <br /> important to pre-history or history shall be reported to the city immediately. Further, <br /> the city reserves the right to stop work authorized in its approval until the site is <br /> appropriately investigated and work is authorized. <br /> 7. Service connection plan approved by city engineer <br /> Background/Discussion <br /> The applicant is requesting Preliminary Plat (DHJ) approval to subdivide the 2 lot, 1 acre parcel into <br /> three lots. The DHJ plat will create three lots,resulting in one new buildable lot. The plat will not <br /> include any public improvements. <br /> Lot Configuration <br /> The plat of DHJ includes three lots: <br /> Lot 1 Block 1 = .25 acres <br /> Lot 2 Block 2 = .42 acres <br /> Lot 3 Block 3 = .33 acres (new buildable lot) <br /> All three lots meet the dimensional requirements for the R1 c zoning district. <br /> Access <br /> The two lots with the existing house will maintain their access on Irving Avenue and the new buildable <br /> lot will have access to Holt Avenue/8th Street. <br /> P O / E s E 0 8 <br /> NATURE <br />
