As you know, in spite of all of the data, which has been <br />generated regarding Elk River Station traffic, the City Engineer's position <br />has remained unchanged. <br /> <br />It is our t~nderstanding that the City Engineers position is that the part the <br />Elk River Station development that lies east of Tyler Street will <br />accommodate only 2000'trips per day with. one full access and one ~ access. <br />We have hired expert traffic engineers who disagree with the City <br />Engineer's position. Therefore we are proposing the following: <br /> <br />Elk River Station will be phased so as to limit the first phase to the <br />development to all 208-apartment units, all 191 townhome units <br />and all of the commercial/office buildings west of Tyler Street. <br />The amount of projected traffic generated by this phasing plan is <br />shown on Exhibit A. <br />After the 208 apartments and 191 townhomes are constructed and <br />substantially occupied, the C. ity of Elk River and Elk River Station <br />LLP will commence a traffic study to evaluate the impact of the <br />actual traffic generated by our phase one development. <br /> <br /> <br />
