1 <br />S <br />Common Elements, Limited Common Elom' ents or other 'nits; (iii) regulating or <br />prohibiting animals; (iv) regulating changes in the appearance of the Common Elements 1 <br />or Limited Common Elements and conduct which may damage the Property; <br />(v)regulating the exterior appearance of the . property, including, for example, decks, <br />patios, signs (subject to: Section. 7.8 of the Declaration.), and other displays visible from <br />outside the Unit; (vi) implementing the Governing Documents, • and exercising the powers <br />granted by this Section; and (vii) otherwise facilitating the operation of the Property; <br />6.4.2 ~ adopt and amend budgets for revenues, expenditures and reserves, levy <br />and collect. Assessments (subject to Section 6 of the Declaration),' and foreclose , <br />Assessment liens incidental to its collection efforts; <br />. i <br />6.4.3 hire and discharge managing agents and othor employees, agents and <br />independent contractors-, <br />6.4.4 subject to the limitations set forth in the Declaration, itstitute, defend or <br />intervene in litigation or administrative proceedings (i) in its own natne on behalf of itsolf <br />or two or more Owners on matters affecting the Common Elements or other " matters <br />• affecting the Property ,or the Association, or (R) with time consent of the Owners of the <br />affected Units on matters affecting only those Units; � <br />� <br />6.4.5 make contracts and incur liabilities; <br />6.4.6 regulate the use, maintenance, repair, replacement and modification of the <br />Common Elements, Limited Common Elements and the lJnits; <br />6.43 cause improvements to be made as a part of the Common Elements; <br />6.4.8 acquire, hold, enctu ber and convey in its own name any right, title or <br />interest to real estate or. personal property, subject to the requirements of the Act for the <br />conveyance or encumbrance of the Common Elements, <br />• 6.4.9 grant casements, leases and licenses through, over and under the Common <br />Elements fox public and 'rivate roadways, utilities and other public purposes, and for <br />a l' <br />public and prl.vate cable, Internet, satellite and other electronic communications systems, <br />and to grant other easements, leases and licenses through, over or under the Common. <br />Elements if (i) expressly authorized by the Declaration or (iii approved by a vote of the <br />owners other than a declarant or its affiliates; t <br />fees or charges for services provided to - <br />6.4.1 o impose and receive any payments, g p � <br />Owners; <br />6.4,1 i* impose charges for late payment of Assessments and, after notice and an <br />p g <br />opportunity to be heard, levy reasonable fines for violations of the Goveming <br />Documents, the rules or the Act; � <br />MPLS -Word 202367,2 6 <br />
