The spruce trees will <br />provide screening f rom ~ar~ris street, The south and west sides a~ the site w~l be landscaped <br />with grass and a m~i~ of ash and honey locust trees. The ~ammissian should consider <br />replacing the locust trees with either linden ar maples. These trees wiu provide shade for the <br />site. The north side a~ the site will be landscaped with grass and crabapple trees. All <br />landscaped areas w~l be irrigated. <br />Sinae <br />A freestanding sign is proposed along Jarvis Street. The location o~ this sign should be <br />shown on the site plan. <br />Additional Uses <br />Because of the lack of parking and limited access throughout the site, additional uses such as <br />auctions, sales, repair or servicing goods or vehicles should not be allowed. <br /> <br />At the P1annulg Commission meeting held on March 25`h no ane spoke at the public <br />hearing. The applicant e~lained that they would like to be able to allow customers to store <br />vehicles in the larger units. The applicant indicated that tenants will be required to sign an <br />agreement stating that flammable liquids will be drained from any vehicle stored in a unit. <br />The Fire Chief and the Building Inspector said that there are no regulations that prohibit the <br />storage of vehicles in mini-storage facilities. <br />Recommendation <br />The Planni~.g ~ommissian and sta~~ recommend that the council approve the conditional <br />use permit far a mini~storage fac' 'tywith the following conditions: <br />1. All comments of the City Engineer are addressed. <br />2. All drive aisles be signed one-way. <br />3. The pak lighting on the ends of the building shall not shine onto adjacent properties. <br />4. The location of the freestanding sign shall be shown on the site plan. <br />5. Bitumuious curb shall be included around the paved areas that do not have concrete <br />curb/gutter. <br />6. A street light shall be installed along Jarvis Street on the south side of the entrance <br />per the Police Department recommendation. <br />7. Parking spaces for the walk up units sha11 be shown on the site plan. They shall be <br />located adjacent to the ends of the build.in~s. A minimum of two spaces at each end <br />shall be provided. <br />8. No outdoor storage is allowed. <br />9.
