Where adjoining unsubdivided areas may be subdivided in the <br />future, the arrangement of streets in a new subdivision shall <br />make provision for the proper projection of streets into <br />adjoining areas by carrying the new streets to the boundaries <br />of the new subdivision at appropriate locations; temporary <br />easements for vehicular movement shall be provided until the <br />adjoining areas are developed. <br />2. Streets/Alleys. <br />A. W' hs - Street right-of-way widths shall be as <br />determined in the Comprehensive Plan and official map, if <br />adopted, and, where applicable, shall conform to county and <br />state standards for trunk highways. If there are no such <br />plans or standards, right-of-way widths shall conform to the <br />foll©wing minimum dimensions: <br />tre t <br />Right-of-Wav Width <br />Arterial------------------------------80 ft. <br />Collector-----------------------------70 ft. <br />Minor Street--------------------------60 ft. <br />Cul-de-Sac Turnaround Radius----------60 ft. <br />B. S reet Intersections - Insofar as practical, streets <br />shall intersect at right angles. In no case shall the angle <br />formed by the intersection of two streets be less than sixty <br />!60°) degrees. Intersections having more than four corners <br />shall be prohibited. Street centerlines should match at <br />four-way intersections. If this is not possible, there must <br />be a minimum of 150 feet separation measured between <br />centerlines. <br />C. Tangents - A tangent of at least three hundred (300} <br />feet shall be introduced between reverse curves on arterial. <br />and collector streets. <br />D. Deflections - When connecting street lines deflect from <br />each other at one point by more than ten (10°) degrees they <br />shall be connected by a curve with a radius adequate to <br />ensure a sight distance within the Right-of-Way of not less <br />than five hundred (500) feet for arterials, three. hundred <br />(300) feet for collectors, and one hundred (100) feet for all <br />other streets. <br />E. Turning Radius - Proper design should consider required <br />turning radius of vehicles for access points or entrances to <br />and from a highway using standards adopted by the Minnesota <br />Department of Transportation. <br />• <br />C] <br />• <br />10.31 <br />
