accompanied by seven (7) copies of the final plat <br />prepared by a land surveyor duly registered in <br />the State.. Failure of the subdivider to submit <br />the final plat within one (1) year, unless a <br />written request for extension has been submitted <br />and for good cause granted by the Cauncil, shall <br />cause the preliminary plat to become null and <br />void. However, the subdivider may continue to <br />final plat a "phase" of the approved preliminary <br />plat within one year of each phase in order to <br />extend valid approval of the .preliminary plat. <br />If all of the phases of the approved.. preliminary <br />plat are not finalized within a three year period <br />from the date of Council approval, the <br />preliminary plat will become null and void unless <br />the subdivider requests and the Council grants an <br />extension. <br />ii. The subdivider shall also submit to the City, at <br />the time of final plat application, a title <br />opinion or title insurance naming the City as an <br />insured party, a copy of any restrictive <br />covenants, and such other evidence as the City <br />may require showing the subdivider's title or <br />ownership in the land to be subdivided. <br />iii. The subdivider shall incorporate all changes and <br />modifications in the final plat required by the <br />Council. In all other respects, the final plat <br />shall conform to the .preliminary plat or it may <br />be sent back. to the Planning Commission and City <br />Council for preliminary plat review. <br />iv. The subdivider or a .duly authorized <br />representative shall attend the meeting before <br />the Council at which the final plat is scheduled <br />for consideration. <br />v. The Council may, if all reports indicate full <br />compliance with the provisions of this chapter, <br />.including the findings required below for <br />approval of a final plat, approve the final plat <br />as submitted and adopt a resolution of approval. <br />vi.
