Standard subdivisions shall be <br />reviewed by the City in accordance with the following <br />procedures: <br />A. pre-A~];rat;nn Meer;n~, prior to the preparation of a <br />preliminary plat, the subdivider or owner shall meet <br />with the City in order to be made fully aware of all <br />.ordinances, regulations .and plans applicable to the <br />area-to be subdivided. At this time or at subsequent <br />meetings, the subdivider may submit a general sketch <br />plan of the proposed subdivision and preliminary <br />proposals for water .supply and waste disposal. The <br />subdivider is urged to avail itself of the advice and <br />assistance of the City to expedite review and approval <br />of the preliminary plat. <br />B. preliminary Plat. <br />i. After the pre-application meeting, the subdivider <br />or owner shall file with the Planning Department <br />a completed and signed application for <br />preliminary plat approval on a form provided by <br />. the City, along with twelve (12) copies of a <br />preliminary plat which has been prepared in <br />accordance with the regulations set forth in this <br />Chapter. All plats and subdivisions presented <br />for approval by the Planning Commission and City <br />Council shall be accompanied by the filing fee <br />established by resolution of the City Council and <br />by an agreement that the subdivider will <br />reimburse the City for its costs to review the <br />preliminary and final plat. The application for <br />preliminary plat approval shall not be complete <br />until everything required to be submitted by this <br />..Ordinance has .been received. by the City-and the <br />City has advised the subdivider in writing that <br />the application is complete and review is <br />proceeding. <br />ii. The preliminary plat will be reviewed by affected <br />-City departments to determine whether the <br />subdivision complies with the requirements of <br />.this Ordinance and the City Zoning Ordinance, and <br />to determine how the proposed development will <br />affect traffic, utilities, drainage, community <br />• facilities, public safety, surrounding <br />7 0.20 <br />
