Memo to Planning Commission page 4 <br />May 23, 1995 <br />F. Drainage and Utilities <br />• 1. Refer to the City Engineer's memo dated May 17, 1995 for <br />additional comments. <br />2. Appropriate erosion control shall be utilized during construction. <br />G. Building Elevations <br />The proposed building consists of a decorative rock-faced block along <br />with accent bands of smooth concrete block. Video Update's color <br />scheme is primarily a white building v~ith red accent bands. The <br />Planning Commission may recall one of the elements in the Planned <br />Unit Development was to maintain some architectural consistency <br />throughout the development. One of the prominent building materials <br />used on the Target building and each of the multi-tenant buildings <br />(Buildings B and C) on each side of Target is a brick material. This <br />same material has been incorporated into a couple of the free-standing <br />buildings (First National Bank and Wendy's). This brick material has <br />not only provided some consistency in the type of masonry material use <br />in the development, but also maintained the earthtone color scheme. <br />• Staff would suggest the proposed Video Update building accomplish <br />one of the following two: <br />• The proposed color scheme be modified to be more consistent with <br />the predominant earthtone colors that are being used throughout <br />the development; or, <br />Incorporate a similar brick material providing the continuity <br />discussed in the planned unit development agreement. <br />H. Signage <br />1. Attached is a proposed monument-style sign for Video Update. <br />This particular sign design is consistent with the planned unit <br />development agreement for Elk Park Center and is the same <br />type of sign that has been approved with other free-standing <br />sites in the development. <br />I.
