Memo to the Mayor and City Council <br />November 18, 1996 <br /> <br />Page 3 <br /> <br />extended make this area very suitable for industrial uses. Furthermore, the <br />area is accessed by County Road 13 which connects with Highway 169 <br /> <br />Planning Commission Meeting <br /> <br />The Planning Commission considered this request at their October 22, 1996 <br />meeting. There was some discussion as to how the realignment of County <br />Roads 12 and 13 will affect this area. There were no comments at the public <br />hearing. <br /> <br />Recommendation <br /> <br />The Planning Commission and staff recommend that the City Council <br />approve Ordinance NO. 96- rezoning certain properties from Rlc to I1 <br />based on the following: <br /> <br />The proposed rezoning is consistent with the Comprehensive Land Use <br />Plan designation of LI (Light Industrial). <br /> <br />o <br /> <br />The area has access to a major arterial, Highway 169, by way of <br />County Road 13. <br /> <br />The area is within the urban service area with availability of urban <br />services and utilities upon future development. <br /> <br />The proposed rezoning is consistent with the concept of providing <br />industrial land within the urban service area. <br /> <br />o <br /> <br />The proposed rezoning is consistent with Industrial Hardfacing, the <br />existing light industrial land use. <br /> <br />s:\planning\scott\zc9618cc.doc <br /> <br /> <br />
