The proposed plat will subdivide the property into two lots. Lot 1 will be 50.39 aces and Lot <br />2 will be 0.05 acres. Lot 2 Block 1 will be utilized fora "Welcome to Elk River" sign. The property <br />will be split by the administrative subdivision process for a simple plat, which requires "Council <br />only" approval (scheduled for review at the July 20, 2009 City Council meeting). <br />A variance is required because Lot 2 does not meet the 20 acre requirement of the CRT zoning. <br />Applicable Regulations <br />Tlariance Criteria <br />7. Literal en orcement of the ordinance will cause undue hardship. <br />The purpose of the lot split is not to evade the regulations for profit. Literal enforcement of the <br />regulation would require the lot to be 20 acres, financially unfeasible for the non-profit group to <br />acquire the property. <br />2.
