To allow the Parks and Recreation Commission to review the plat for appropriate Park <br />dedication vehicle. <br />2. To allow staff to further evaluate the transportation possibilities. <br />Attachments <br />• Location Map <br />• Baldwin Family Farm Addition Plat <br />Summary <br />The applicant is requesting and Administrative Subdivision by Simple Plat for Baldurin Family Farm <br />Addition. <br />An Elk River Citizens Sign Committee is leading an effort to construct a "Welcome to Elk River" sign <br />along Highway 10 near the eastern city limits. The sign will be similar to the west entrance sign by Lake <br />Orono. In October 2008 the City Council approved an ordinance amendment that allowed city entrance <br />monument signs on city or private property. <br />The property owner, Baldwin, is selling a portion of his property to the Elk River Citizens Sign <br />Committee. The .05 acres represents the portion he is selling. Lot 1, Block 1 would be retained by the <br />property owner. <br />Analysis <br />The property is zoned Commercial Reserve Transition (CRT) which has a minimum lot size of 20 acres. <br />The proposed plat will subdivide the property into two lots. Lot 1 will be 50.39 acres and Lot 2 will be <br />0.05 acres. Lot 2 Block 1 will be utilized fora "Welcome to Elk River" sign. <br />A variance was approved for Lot 2 which does not meet the 20 acre requirement of the CRT zoning. <br />Through the analysis, two major issues have been identified, Transportation and Park Dedication: <br />S:\PLANNING MAIN\Case Files\Plat\P 09-02 Baldwin Family Farm\P 09-02_CC.doc <br />
