THE MASTER PLAN <br />„~;a <br />• t <br />~_ <br />OFFICE VILLAGE LONG-TERM <br />- Any redevelopment within <br />`~ this district would likely not <br />.occur until major <br />~'~.r' transportation patterns <br />~. change. The redevelopment <br />would occur within the <br />boundary of the existing road network <br />and natural gas line. <br />Generally, larger office ~ office showroom <br />uses would exist along Highway ~0/~69 <br />taking advantage of visibility and the <br />relatively flat topography. Smaller, <br />flexible office uses would locate along <br />Ulysses Street where topography and the <br />natural gas line pose challenges for larger <br />building footprints. At the center of this <br />district are strong roadway connections <br />linking adjacent districts to the north <br />and south. <br />This new central roadway provides more <br />direct access to Twin Lakes Parkway via <br />~7~st Street and connects employees <br />to the commercial areas in the Hinge <br />and around the commuter rail station. <br />Again, a collective stormwater treatment <br />approach maximizes development <br />efficiency and serves as an amenity for <br />development. <br />Overall, an organized district <br />development pattern is implemented <br />across parcel boundaries and takes into <br />consideration building placement, the <br />internal street network and parking & <br />loading access to ensure a district wide <br />pattern that functions for surrounding <br />districts as well. <br />17'I8t. pV2nUe Focused Area Study <br />Office Village District -Vignette Study <br />Small office / o ffice showroom design character <br />
