PRELIMINARY CONCEPTS OVERVIEW CONCEPT ONE: Traditional TOD Building off of the traditional transit oriented development model (TOD) as illustrated in the Orenco Station case study, the Traditional TOD concept provides a housing focus for the FAST project area with vibrant mixed use district adjacent to the Northstar station. High density housing is focused around the transit station, both east and west of the rail line, as well as in the northern portions of the project area along Twin Lakes Parkway and 75th Avenue. High density residential would be the focus of the mixed use district immediately adjacent to the Northstar Station in combination with ground level retail and service uses. In this concept a future interchange for Highway ~o~i69 is located furthest north in any of the 3 schemes in order to keep a close proximity to the mixed use district at the Northstar station and maintain the economic viability of retail and services away from the interchange. At the interchange, a compact and intense retail district is envisioned, encompassing only around zo acres assuming long-term, as the area intensifies, it may become possible for more sprawling traditional retailers to take on a more compact and potentially stacked form of development mainting the same square footage, but utilizing less acreage. raditional TOD R~ o~-,ted ~t~ Concept Traditional TOD Concep[ uninterrupted to the south with a connection to the interchange in the central Gateway area.
