PRELIMINARY CONCEPTS OVERVIEW <br />CONCEPT ONE: <br />Traditional TOD <br />Building off of the traditional transit <br />oriented development model (TOD) as <br />illustrated in the Orenco Station case <br />study, the Traditional TOD concept <br />provides a housing focus for the FAST <br />project area with vibrant mixed use <br />district adjacent to the Northstar station. <br />High density housing is focused around <br />the transit station, both east and west <br />of the rail line, as well as in the northern <br />portions of the project area along Twin <br />Lakes Parkway and 75th Avenue. High <br />density residential would be the focus <br />of the mixed use district immediately <br />adjacent to the Northstar Station in <br />combination with ground level retail and <br />service uses. <br />In this concept a future interchange for <br />Highway ~o~i69 is located furthest north <br />in any of the 3 schemes in order to keep a <br />close proximity to the mixed use district <br />at the Northstar station and maintain the <br />economic viability of retail and services <br />away from the interchange. <br />At the interchange, a compact and intense <br />retail district is envisioned, encompassing <br />only around zo acres assuming long-term, <br />as the area intensifies, it may become <br />possible for more sprawling traditional <br />retailers to take on a more compact and <br />potentially stacked form of development <br />mainting the same square footage, but <br />utilizing less acreage. <br />raditional TOD R~ o~-,ted ~t~ Concept <br />Traditional TOD Concep[ <br />uninterrupted to the south with a connection to the interchange in the central <br />Gateway area. <br />As Twin Lakes Parkway continues south it would wind its way through a more <br />traditional industrial park located between the RDF plant and the rail line. <br />,~f~ln conjunction with the interchange, Finally, office showroom uses would take advantage of highway io~i6g visibility in the <br />`twin Lakes Parkway would continue northwestern portion of the study area. <br />i7'18C.
