<br />EP:ST ELfC S'i~~T~Pi GR~'Ew~kY <br />- - This district responds to the <br />`preferred location of the <br />:future interchange along <br />Highway ~oJ~69 and suggests <br />a large area of highway <br />- commercial land use (~8 <br />acres) on the northern side of the <br />interchange and transitioning to office <br />and industrial uses moving east. The city <br />must balance the level of near-term <br />infrastructure investments needed for <br />development with holding land for future <br />development when the interchange <br />comes. <br />This district will ultimately become the <br />gateway to the commuter rail station and <br />East Elk River. The following are near <br />term and long term strategies for the East <br />Elk River Gateway District centered on the <br />future interchange timing. <br />Portions of this district could develop <br />earlier with light industrial uses along <br />the eastern boundary, and more office <br />J office industrial uses focused around <br />the primary intersection of Twin Lakes <br />Parkway and the future road to the <br />interchange. All <br />of which are established by the framework of Twin Lakes Parkway dictating parcel <br />access and sizes.
