Ach, City Planner_~~~ <br /> <br />DATE: August 19, 1996 <br /> <br />SUBJECT: Building Materials for the Furniture <br /> World Building on Jarvis and Hwy. 10 <br /> <br />Overview <br /> <br />As the City Council is aware, Larry Hickman is in the process of constructing <br />a 90,000 sq. ft. commercial building at the northwest corner of Jarvis and <br />Highway 10. This building is being constructed in a C3 (Highway <br />Commercial) zoning district and therefore, is subject to the commercial <br />standards. The Planning Commission and the City Council had an <br />opportunity to review the proposed plat for the furniture store; however, <br />since the business is considered a permitted use in the C3 district, the <br />development plans were reviewed at an administrative level prior to issuance <br />of a building permit. <br /> <br />One of the items required for site plan review is a drawing detailiug the <br />building elevations and outling the type of material to be used on the <br />building. When the contractor (John Weicht) initially submitted the plans <br />for review, it was indicated that stucco would be used on two sides of the <br />building; however, the plans did not have any notation to the type of material <br />used on the other two sides. During review of the plans, the question came up <br />as to the type of material that would used on the two sides of the building <br />that were not labeled on the plan sheet. As it turns out, these two sides of <br />the building will be constructed with what the contractor is labeling <br />"architectural metal siding". The metal siding proposed for the Furniture <br />World building is very similar to the Alltool building in the Elk River <br />Industrial Park. <br /> <br />Ordinance Requirements <br /> <br />Currently, the City Ordinance allows architectural metal siding to be used as <br />the primary building material on buildings in both the industrial and <br />commercial zoning districts. To complement the approved materials listed in <br />the ordinance (see attached excerpt of the Zoning Ordinance) other materials <br />such as a non-architectural metal panel can be used on buildings to make up <br /> <br />13065 Orono Parkway · P.O.
