Memo to the Mayor and City Council <br />August 19, 1996 <br /> <br />Page 2 <br /> <br />25% of the wall area in commercial districts and 75% of the wall area in <br />industrial districts. The ~if~qcult issue staff is struggling with is <br />determining, "what is architectural metal paneling?" If the metal paneling <br />used on the Furniture World building is an acceptable architectural metal <br />siding, then that product could be used on all four sides of a commercial <br />building in any of the City's commercial zoning districts. I am not sure <br />whether it is the Council's intent to have this type of metal used for <br />commercial buildings throughout the City including the Highway 169 and <br />Highway 10 corridors. <br /> <br />Action Requested <br /> <br />I raise this issue with the City Council because I'm afraid the interpretation <br />of '"'architectural metal siding" is being used a httle loosely. Therefore, ff the <br />Council is asked to either direct staff to review the performance standard of <br />the Zoning Ordinance to determine appropriate materials to be used on <br />buildings in commercial and industrial zones, and to clarify the definition of <br />architectural metal panels; or, continue with the current ordinance and <br />accept the architectural metal panels being used today as an acceptable <br />material in the City's commercial districts. <br /> <br />s:\councilXar cmetal.doc <br /> <br /> <br />
