The following are near
term and long term strategies for the East
Elk River Gateway District centered on the
future interchange timing.
(s~-T)
Portions of this district could develop
earlier with light industrial uses along
the eastern boundary, and more office
J office industrial uses focused around
the primary intersection of Twin Lakes
Parkway and the future road to the
interchange. Because of the visibility
into the site from Highway toJ16g office
uses could be viable in the near term and
would set the foundation for the eco-
energy park concept.
The city will need to determine the
appropriate level of infrastructure
investment for Twin Lakes Parkway given
only roughly zo acres of development
on the eastern portion of the district.
Options could include a temporary road
with utilities or a completely constructed
street and round-a-bout intersection to
_ __ _ ._ a.
~ ~ _, _ z _ -..,~
~~• Districts`
., ,,~,~~t~'~.~ ~,' boundary. ~~~s
PARKING ZONE .., F
~~~, ~ ~ ~ RDFPIant
~~ [VNANCEDSTREET5 ~'~''"
PARCEL ACCESS
sTORM1~tATER
a 1 AFATM ENT ZONE ~\~v
'~,-~;
~ .~
~ .
>
[~t~EFER >
~ti'ET~AN05%
F'RESERYER vEGETATIQN \
East Elk River Gateway District -Near Term Vignette Study
establish the district character and pattern.
1 tP7"A8' AQ6'
!rM 1~ri N <i R 1'~
Additionally, this district study illustrates an organized development approach for
parcel access, placement of buildings, parking, loading, and stormwater treatment.
