CLTRR]ENT SITE A R FA TION <br />The library currently operates in a building owned by the City of Elk River and located on <br />Proctor Avenue at pith Street. A review of the zoning ordinance shows the site located in a <br />single family residential neighborhood. Any addition to the building will require a <br />conditional use permit. <br />Total land area ~I0,300 sq. ft..(approx.) <br />Front yard building setbacks 30' <br />Side and rear yard setbacks 10' <br />IIuildable area ®25°rb coverage 10,075 sq. ft.(approx.) <br />Parking required ®1/500 sq. ft.. 20 <br />Parking available 23 <br />Existing building footprint 5,690 sq. ft.(approx.) <br />Allowable expansion 4,385 sq. ft.(approx.) <br />Land area available for expansion 5,900 sq. ft.(approx.) <br />Tl~e major growth needs of the library are in tl~e main stacks and reading areas. The <br />configuration of the building on the site makes the most economical area for expansion to <br />the southwest side of the lot. Within the confines of the existing building location and the <br />zoning setback limits, the land area available for expansion is approximately 5,900 sq. ft. <br />upon which approximately 4,385 sq. ft, can be constructed under the zoning ordinance <br />regulations on maximum lot coverage. This amount of expansion should accommodate the <br />library's operational needs until 2007-2012. <br />Expansion beyond this size will require the acquisition of property to tl~e west ancVor north. <br />The actual parking required at peak library times can conveniently be met by the available <br />on-site and adjacent street parking spaces. The times of over crowded parking are usually <br />limited to events such as public meetings for the planning commission and city council. <br />Additional parking may be secured through an arrangement on the nearby school property. <br />30 <br />
