A majority of these lots have been eliminated along the <br />Mississippi River where the lot widths have been increased to accommodate <br />larger lot sizes to meet the wild and scenic guidelines. Furthermore, <br />Riverview Drive has been cul-de-saced as recommended for preliminary plat <br />approval. <br /> <br />Trail Development <br /> <br />When this plat was originally submitted to the Park and Recreation <br />Commission, a recommendation was made to develop a trail system that <br />would extend between Mississippi Oaks and Heritage Landing and then <br />proceed northeasterly along Riverview Drive through the Mississippi Oaks <br />subdivision to County Road No. 30. The trail between Mississippi Oaks and <br />Heritage Landing for the most part is already developed and in place with <br />the exception of the connection that will need to be made with the <br />development of Mississippi Oaks 2nd Addition. The trail that was <br />recommended along Riverview Drive would be constructed within the <br />increased right-of-way through the front yards of all the lots fronting on <br />Riverview Drive. Staff has forwarded the Mississippi Oaks 2nd Addition <br />final plat to the Park and Recreation Commission to have them confirm their <br />earlier recommendation to develop a trail along Riverview Drive. This <br />proposed trail is very similar to the trail that was planned for Meadowvale <br />Heights 2nd Addition; however, has now been deleted because of the concerns <br />of the residents and the fact that any pedestrian traffic could utilize the local <br />street. <br /> <br />Wild and Scenic Ordinance <br /> <br />A portion of this plat is subject to the wild and scenic ordinance which <br />requires slightly larger lot sizes, setbacks and general buffering along the <br />Mississippi River.
