environmental concerns associated with this operation because of the <br />materials being stored on this site. <br /> <br />The property owner recently submitted an incomplete application for a <br />conditional use permit to operate a junkyard in an I-1 district. If the City <br />Council approves the ordinance amendments proposed for this district <br />tonight (OA 96-04), junkyards will no longer be a conditional use in this <br />district. The applicant would not be able to have a junkyard in this zoning <br />district and would need to comply with the current ordinance. In staffs <br />opinion, ordinance compliance is crucial in this case because of all of the <br />environmental problems associated with this site. <br /> <br />Staff will keep the Mayor and Council updated on this case. <br /> <br />1996 Complaint Cases <br />Of the 36 new complaint cases: <br /> 6 were not in violation <br /> 18 have been resolved <br />· 12 are on-going <br /> <br />The majority of the 1996 cases that are still open should be resolved within <br />the month. Staff is working with these property owners to get them into <br />compliance with the current ordinance. These complaint cases were all <br />reported by residents. In no case did staff seek out these code violations. <br /> <br />The majority of the complaints received by staff involve vehicles parked on <br />the lawn, junk vehicles, commercial vehicles in a residential zone or <br />miscellaneous debris. In the summer months, one of the complaints staff <br />receives has to do with unmowed lawns, weeds, or lack of an established <br />lawn. In each case, staff attempts to work with the individual property <br />owners in an effort to establish a reasonable compliance schedule. <br /> <br /> <br />
