No new streets <br />or street improvements are proposed. <br />Trails - No sidewalks or trails are proposed. A 10-foot trail easement is being recommended by <br />staff. <br />Recommendation <br />Staff recommends that the Planning Commission recommend approval of the request, as illustrated <br />on drawings dated 2/26/06, with the following condition: <br />1. Park dedication shall be in the form of cash for three (3) lots at the rate applicable at <br />the time of final plat approval. <br />2.
