Casc I~ilc Y 07-04 <br />Yagc 2 <br />General Information <br />Roh1Ps Second Addition <br />].arry Rolfe <br />A licant: Lar Pete Rohlf <br />Re uested Action Prelimina and Final Plat review <br />Location and Size: Approximately 1.78 acres north of Meadowvale <br />Road <br />Overview <br />The applicant requests approval to subdivide his property into three lots. The future intended land <br />use is single family residential. The lots will be served by Municipal Water and Sewer. <br />Analysis <br />T'he property was originally the subject of an administrative subdivision, Rolfe's Addition. The <br />applicant originally applied for a simple plat. The ordinance does not allow the City to approve a <br />simple plat for previously administratively subdivided property. Due to the nature of the request, <br />Staff felt concurrent review of the Preliminary and Final Plat applications as appropriate. <br />Comprehensive Plan <br />The proposed land use is consistent with the Comprehensive Plan designation for the property. <br />Lots/density- The three created lots will range in size 21,545 to 29,657 square feet, all larger than <br />the minimum requirement of 11,000 square feet. The density proposed is consistent with that <br />prescribed in the comprehensive plan. <br />Natural Resources <br />Trees -The home construction on lots 1 and 3 may involve some impact on an existing tree line. <br />Wetlands -There appears to be no impact on any wetlands. <br />Parks <br />Park Plan -The Comprehensive Park Plan does not indicate any park target area in the wider area. <br />A trail corridor is indicated along Meadowvale Road. Given the limitations of the site, staff would <br />recommend that a 10' wide trial easement be placed along Meadowvale Road. <br />Park and Recreation Commission Recommendation -Given the Comprehensive Park Plan, staff <br />recommends that the Parks and Recreation Commission recommend that park dedication be paid in <br />the form of cash for 3 lots. <br />S:AV:VZKS & RI?CRI?A"1'TON\04 11 07 Packct\8.21.and Usc.doc <br />
