Memo to the Mayor and City Council <br />April 29, 1996 <br /> <br />· This area was originally presented as office buildings and is now <br /> changing to a more intense land use. <br /> <br />Page 2 <br /> <br />These types of issues are not typically presented to the City Council; <br />however, this request raised some additional concerns which staff wanted the <br />Council to be aware of. <br /> <br />If it is the Council's desire to see this area converted to a more intense <br />commercial use, it is clear that the traffic at the intersection of 193rd and <br />Evans will demand additional traffic control by either inst~lling stop signs or <br />possibly a signalized lighted intersection. If a signalized intersection is <br />anticipated the funding of this improvement will need to be considered. <br /> <br />Recommendation <br /> <br />Staff would prefer to see this area left natural and developed as originally <br />proposed with the two to three office buildings. If this area is going to be <br />developed with a more intense land use, the traffic impacts should seriously <br />be evaluated. <br /> <br />s:\council\rerqst.doc <br /> <br /> <br />
