Ach, City Planner~~ <br /> <br /> April 29, 1996 <br /> <br /> Consider Request by Riverside <br /> Development to Grade Outlot A <br /> Hillside Crossing South <br /> <br />Issue <br /> <br />Riverside Development has requested a permit to grade approximately an <br />acre of property immediately south of 193rd Avenue and east of the existing <br />SuperAmerica station (see attached map). This grading would involve <br />lowering the site approximately 12 feet to create a building pad for a possible <br />commercial retail/fast food development. The material taken from this site <br />will be used to fill a wetland at the east end of 193rd, as well as transporting <br />some of the excess material to the ice arena site. The amount of material <br />generated from this site will be in excess of 1000 cubic yards. <br /> <br />Attachments <br /> <br />· Request from Riverside Development <br />· Location Map <br />· Excerpt from staff report for preliminary plat of Hillside Crossing South <br />*_ Excerpt from City Council minutes <br /> <br />Background <br /> <br />The Council may recall that Riverside Development originally proposed a <br />concept plan for the area lying east of Evans Street alignment to be <br />developed as three office buildings (see attached map). This concept was <br />presented to the city by Riverside Development when the existing office <br />building and approved 24,000 square foot commercial center were presented. <br />Based on the office building concept, staff felt the projects layout fit with the <br />natural characteristics of the property and provided a reasonable "transition" <br />in land use from the highway commercial along Highway 169 to the <br />residential towards the east. <br /> <br />13065 Orono Parkway · P.O.
