Box 490 <br />Elk River, MN 55330 <br /> <br />RE: NORDIC WOODS FINAL PLAT <br /> <br />Dear Mr. Ach: <br /> <br />As requested, we have reviewed the final plat for the Nordic Woods development. The <br />plat was prepared by E. G. Rud & Sons, Inc. Based on our review of the final plat and <br />comments presented to the Planning Commission and City Council, we would offer the <br />following comments: <br /> <br />On the east side of Lot 1, Block 4, and on the north side of Lots 1 and 6, Block 3, <br />there is proposed storm drainage piping. The drainage and utility easements in these <br />locations should be widened to accommodate these proposed pipes. <br /> <br />The rear lot area of Lots 2 and 3, Block 3, contains a low area that, according to the <br />grading plan, is not proposed to be filled. There is a drainage and utility easement <br />provided over Lot 3 in this area, but none is provided over Lot 2. If this low area <br />is not to be filled, additional easement will be required on Lot 2, Block 3. <br /> <br />The three lots proposed to be traded with the Nord family are shown as Outlot A. <br />There is a low area in this area that a utility and drainage easement is provided over. <br />One of our comments on an earlier review was to fill this low area because it does <br />not appear that an emergency overflow can be provided. This needs to be further <br />evaluated and possibly the grading plan changed and the drainage and utility <br />easement eliminated. <br /> <br />The entrance road referred to as Street G off of CSAH No. 1 is shown as a 60-foot <br />right-of-way. We would recommend that the right-of-way be widened to at least 70 <br />feet to correspond with the existing drainage and utility easement in this area. As <br />you will recall, trunk sewer and water were previously installed in this area and the <br />City acquired a 70-foot easement from the Nord family. We would suggest that <br />easement just be incorporated into right-of-way as these areas are platted. <br /> <br />An Equal Opportunity Employer <br /> <br /> <br />
