The <br />proposed project encompasses approximately 29 acres. Road improvements <br />would include the extension of Evans Street from its current termination in <br />front of Sax Foods north to 197th. In addition, upgrading 197th to 5 lanes <br />with medians for channehng traffic, improvements to Highway 169 to <br />accommodate turning movements and finally, possible improvements to <br />197th Avenue on the west side of Highway 169. <br /> <br />The project includes development plans for approximately 245,000 square <br />feet of commercial development. At this time, the only tenant with certainty <br />is a proposed 161,000 square foot Menards facility located in the center of the <br />planned unit development. The Menards proposal will require a conditional <br />use permit for site plan review following approval of the development plans <br />for the commercial planned unit development. Menards is expected to <br />present their specific site plan request to the Planning Commission at the <br />end of March and will be forwarded to a special City Council meeting in early <br />April. <br /> <br />Development of Outlots B and D <br /> <br />The area of this proposed development that has raised the most concern by <br />staffis the northerly portion adjacent to 197th. This is also the area the <br />Planning Commission seemed to have the most concern. Currently, the <br />developer doesn't have a specific use for either Outlot B or Outlot D. <br />However, the initial grading that is expected take place as part of phase I <br />will include the entire site including Outlot B and D. <br /> <br />At this point, it is difficult to assume how many trees will remain after the <br />grading work is complete. One option staff has suggested is to minimize the <br />grading on the north end of the project as much as possible and have these <br />sites "custom designed" when a specific business comes forward.
