SUMMARY

Garages shall
be positioned
to reduce their
visual impact
on Llae street,
this allows the
active, visually
interesting
features o'f the
house to dom-
inate the
streetscape.

For every four
fully recessed
rara~e$, one
on, loaded
ra~e is
o~ed (but
not encour-
aged) provid-
ed that certain
criteria are
met:(seepa~e 9
City of - "'
Sti~water
Phase One
Expansion
Area Design
Guidelines)

EXAMPLE

Side toaded
garage.

DETAIL

C. LOT-HOME POSITION GUIDE
1. Respond to ARC garage and home posi-
tion from ARC provided lot platming
guide.

2. On vertical curb streets, utilize existing
curb cut or pay for new location and street
repair.

3. Homes should be positioned with tn
respect to existing homes and tn anticipa-
tion of sitLug of future homes. (See: The
A.R.C. Lot/Home Location Guide.)

D. HOUSE-DOMINANT HOME DESIGNS

1. Reduced setbacks for homes require
design of homes with "tamed garages",
emphasizing a home's elevations and wi~
clear references to building massing and
architectural detailing, including a recog-
nizable style.

E. LIBERTY'S REDUCED SETBACKS
1. 20' setback from property line (15'
from back of most sidewalks) allows
use of deeper floor plans (see City
requirements).

E TAMING THE GARAGE:

1. With reduced lot widths and budget con-
scious home design, house dominant
designs require creative two and three car
garage positioning to screen, dLminish
impact from road, while emphasizing home
entry and approach.

2. Not less than two car or more than four
spaces without ARC approval.

3. Garage positioning that maximizes
house and minimizes garage: ie. · 3 car L-
shaped garages with tandem spaces, turned
garages at side streets, court yard and side
load garages (where lot width permits).

Page 2
