<br /> <br />MEMORANDUM <br /> <br />TO: <br /> <br />Chris Leeseberg, Planner <br /> <br />FROM: <br /> <br />Terry Maurer, Public Works Director <br /> <br />DATE: <br /> <br />April 3, 2008 <br /> <br />SUBJECT: <br /> <br />E&O Tool and Plastics Revised Site Plan Review 226-195P <br /> <br />As requested, I have reviewed the revised final Portside Addition and the revised site plans <br />for the E&O Tool and Plastics facility to be located on Lot 2, Portside Addition. The revised <br />plans were dated March 26, 2008. Based upon our review, I believe all the necessary <br />easements have been added or revised on the final plat and therefore the final plat should be <br />approvable from an engineering standpoint. <br /> <br />The site plan has been revised to include or correct the comments that were made in my <br />earlier memo dated March 10, 2008. There are still a few items that cannot be corrected on <br />the site plan but must be accomplished prior to construction, such as the NPDES permit <br />and the Stormwater Pollution Prevention Plan. Also, the note added about rip-rap at the <br />storm sewer end section does not meet the City standards for the class of rip-rap. This also <br />can be corrected in the final construction plans. <br /> <br />The watermain encircling the building should be looped with the Metalcraft site to the west <br />(lot 1 Portside Addition) to provide for a better system. Also, watermains on the south side <br />of the building should be moved out of the future expansion area to eliminate the need to <br />relocate it in the future. Finally, hydrant locations will need to be approved by the fire chief <br />in the final design phase, prior to construction. <br /> <br />Finally, record drawings need to be provided at the conclusion of the construction along <br />with GIS data on the constructed utilities including field-surveyed locations of water, storm <br />sewer and sanitary sewer (X, Y, Z) on the county coordinates system. <br /> <br />If you have any questions regarding any of these comments, please contact me. <br /> <br />S:Engineering/04 03 08 E&OToolandPlasticsRevisedSitePlan.doc <br />
