Box 490 <br />Elk River, MN 55330-0490 <br /> <br />RE: <br /> <br />TROTT BROOK FARMS SOUTH <br />FINAL PLAT <br /> <br />Dear Ms. McPherson: <br /> <br />As requested, we have reviewed the final plat of Trott Brooks Farms South. This is actually the <br />combination of Trott Brook Farms South and Trott Brook Crossing. Based on our review, we <br />would offer the following comments: <br /> <br />1. The plat does not have street names at this time. It still refers to streets by letters. Actual <br /> street names will have to be placed on the final plat before recording. <br /> <br />2. The cul-de-sac required at the north end of Street A is shown to be partially built on Trott <br /> Brook Farms South and partially built on the Black's property. The Developer should <br /> either provide an easement from the Blacks to indicate that they can complete the <br /> construction of the cul-de-sac, or perhaps a better option would be to include that portion <br /> of the Black's property in the final plat. <br /> <br />3. Outlot A of Elk River Crossing Addition, which was attached to Trott Brook Farms South, <br /> has a northerly extension adjacent to the Black property. We would suggest that <br /> consideration be given to giving this northerly extension to the Blacks in exchange for the <br /> necessary area to complete the cul-de-sac on Street A. This northerly extension does not <br /> serve any particular purpose in Trott Brook Farms South, and would "square off" the Black <br /> property for future redevelopment. <br /> <br />4. Between Outlot A and Outlot B of Elk River Crossing there is a 60-foot right-of-way for <br /> 179th Avenue. This is not going to be needed with the development of Trott Brook Farms <br /> South and should be vacated. This will require a separate vacation procedure. <br /> <br />The final plat is showing drainage and utility easement covering the entire common Lot 5 <br />and also a 10-foot drainage and utility easement adjacent to the street. These two are <br />redundant.
