two lots should be shared in common so there axe not two distinct ponding areas. A <br />drainage calculation needs to be provided so that the size of the ultimate pond can be <br />verified and then an appropriate drainage and utility easement needs to be placed on the <br />final plat. <br />5. An attempt should be made between the layouts of the two lots to combine at least one <br />driveway. If that is not possible due to the ponding location, adequate spacing for the <br />driveways along Business Center Drive should be adhered to. <br />6. The drainage from the ponding area shown on the MetalCraft site plan goes easterly <br />along the north line of Lot 2 in a ditch adjacent to Business Center Drive. It appears <br />that the intent is to use a pipe in the future when Lot 2 develops. Unless the <br />development of Lot 2 is imminent, the drainage area should not be allowed to flow <br />through a ditch. A pipe should be required along this alignment so that Business Center <br />Drive does not have a ditch constructed immediately adjacent to the sidewalk. Also, <br />since this is the outlet from a pond on a different lot, there should be an easement <br />provided for this alignment. <br />7. The MetalCraft site plan does not allow any space on the south lot line for berming and <br />minimal space for landscaping adjacent to the single family homes in Sandpiper Estates <br />2°d Addition. I would recommend that additional space be provided there to allow for <br />berming and landscaping to buffer the business use from the residential use. The same <br />would be true with the future development of Lot 2. <br />Sanitary sewer and water is available in Business Center Drive to service both of these <br />lots. Based on the development on the two lots, a decision will need to be made in the <br />future relative to extending water in and strategically placing hydrants around the <br />building site. <br />9. This property has previously been assessed for sanitary sewer, water and street <br />construction.
