.ver <br />MEMORANDUM <br />TO: Chris Leeseberg, Planner <br />FROM: Terry Maurer, Public Works Director ./'' U <br />DATE: February 12, 2008 <br />SUBJECT: Portside Addition <br />File #226-193P <br />As requested, I have reviewed the proposed plat of Portside Addition located on Business <br />Center Drive just east of the County Government Center. Along with the proposed plat of <br />the subdivision, I also received a layout for the MetalCraft Machine and Engineering <br />building on Lot 1 of Portside Addition. Based on my review, I would offer the following <br />comments: <br />The site is approximately 18 acres and proposed to be divided into two lots. Lot 1 is the <br />larger lot at approximately 10 acres, with the second lot being just over 3 acres. <br />2. There is no additional right-of--way needed for Business Center Drive. <br />3. There currently is a temporary cul-de-sac for Naples Street from the Sandpiper Estates <br />2nd Addition that falls on Lot 2. There is no easement to allow this cul-de-sac to remain <br />at this location. At the time is was built, the property was all under the same ownership <br />and the concept was that Naples Street would extend through to Business Center Drive. <br />Obviously, that concept has changed as business traffic and residential traffic should not <br />be mixed. I conftttned with the Street Department that they will be able to maintain the <br />short section of Naples Street without a temporary cul-de-sac, since it is only two lots <br />long. The final plat of Portside Addition should provide access control such that there <br />will be no access from Portside Addition ever allowed to Naples Street. <br />4. The final plat shows a larger drainage and utility easement near the rear common corner <br />shared between Lots 1 and 2, while the site plan fox Lot 1 shows a drainage pond located <br />near Business Center Drive adjacent to the common lot line.
