The need for this CUP request is the applicant is <br />requesting a drive lane to a drive-thru window, on the south end of the building, which <br />would change the approved plan of the original CUP. <br />Analysis <br />The drive lane will be accessed off the main circulation lane from the main parking lot, <br />which lies directly in front of the building. It will exit onto a secondary drive lane in front of <br />the loading docks on the south side of the building. Only one of the two loading docks is <br />being proposed to be used. To prevent conflicts with the circulation, curbing, landscaping <br />and signage will be placed in front of the loading bay closest to the exit of the drive lane. <br />One menu board will be located approximately 30-feet from the entrance of the proposed <br />drive lane. This will allow only two vehicles to stack prior to conflicts with main circulation <br />lane. <br />Also being requested is a 14 square foot sign on the main monument sign for the <br />development. This request meets what was approved with the development. Two <br />additional wall signs are being proposed on the west and south elevations of the building. <br />Each sign is proposed to be 37 square feet. Sign permits will be required for all signage prior <br />to them being installed. <br />Parking and Circulation <br />No additional parking is being proposed. During the staff site plan review meeting, the <br />major issues raised were the possible circulation conflicts with the main entrance as well as <br />conflicts with the drive-thru exit and loading docks. The need for a sidewalk from the exit <br />door was also stated which was added with the revised drawings. <br />The City Ordinance requires that stacking room for five (5) vehicles shall be provided. <br />Although the revised site plan indicates that five vehicles can stack in the drive lane, only <br />two vehicles will able to stack at the menu board prior to conflicts with main circulation <br />lane. <br />S:\PLANNING\Case Files\2006\CUP\CU OG-13 Caribou Coffee\CU 06-13_PC.doc <br />
