Case File: CU 07-2] <br />Page 4 <br />Holy Trinity Episcopal Church <br />Conditiona] Use Perrrut <br />Lot Trees - A landscaping plan has been developed, placing additional trees between the <br />new parking lot and 4`'' street, and additional trees near the church. It may be prudent to add <br />additional trees along the north and east property lines to address any concerns from residents. <br />Applicable Regulations <br />Conditional Use Permit <br />The issuance of a Conditional Use Permit can be ordered only if the use at the proposed location: <br />7. Will not endanger, injure or detrimentally affect the use and enjoyment of other proper~~ in the immediate vicinity or the <br />public health, safety, morals, comfort, convenience orgeneral welfare of the neighborhood or the city. <br />2 1Ylill be con.ri.rtent with the comprehensive plan. <br />3. Will not impede the normal and orderly development and improvement of surrounding vacant property. <br />4. Will be served adequately by and will not adversely affect essential public facilities and services including streets, police <br />and fire protection, drainage, refuse disposal, water and .newer ystems, park,.r and schools; and will not, in particular, <br />create traff c congestion or interference with traff c on adjacent and neighboring public thoroughfares. <br />S. Will not involve uses, activities, processes, materials, equipment and conditions of operation that will be detrimental to <br />any persons or properly because o f excessive traffic, noire, smoke, fumes, glare, odorr, dust or vibrations. <br />6. Will not result in the destruction, loss or damage of a natural, scenic or historic feature of major importance. <br />7.
